Our Best Tips for Selling a Home in Alaska

As winter winds down here in Alaska, the approach of Spring gets a lot of people thinking about real estate. We are always sharing our best tips and ideas with community members at coffee shops, in stores and here in our office – and we thought you might enjoy them here on the blog, too. So here are some our best tips to put you on the right path when it comes to selling a home in Alaska.

  1. If the outside doesn’t look good, you’ll have trouble getting people to look inside

If the outside doesn’t look so great, potential buyers will think the interior is probably the same and move on to the next home on their list. According to the National Association of Realtors, 88% of homebuyers begin their process of looking for a home online, and 63% of homeowners will be motivated to visit a home in person if they like what they see. If you’re selling your home, or just want to make a few improvements to how it looks, here’s a few ideas for easily sprucing up your home (and wowing potential buyers):  How to boost your home’s curb appeal.

  1. Overpricing doesn’t work

Profits are good, but greed is not, and it will often backfire and ruin your chances for attracting potential buyers. Price your home too far above comps in your neighborhood and you risk both Realtors and buyers passing you by. You also risk sitting on the market too long, which will bring up even more questions and assumptions about the quality of your home that will hurt its reputation. The best move is to work with an experienced local Realtor who will help you set the right price.

  1. Don’t haunt your open house

Some sellers like to hang around during their open houses, but that’s a sure recipe for annoying buyers – and Realtors – and creating awkward situations that will scare buyers away. For open houses and scheduled showings, it’s best if you, your family and even your pets vacate the home. Potential buyers may not feel comfortable to wander the home, comment out loud, and imagine themselves living there with you present. They’ll leave frustrated and with a negative opinion, hurting potential offers.

  1. Clean homes sell better

While your house is on the market make it a priority to keep it clean, neat and uncluttered. A dirty, messy, or smelly home will leave a bad impression right from the start. If your home is littered with kid’s or pets toys, has a mess on the counter from last night’s dinner, or towels and dirty laundry are scattered on the floor, it makes your home seem less appealing and is a definite turn-off for buyers.
