What documents do I need to sell my home in Alaska?

If you’re getting ready to sell your home in Alaska, or any other state, it’s a good idea to prepare by gathering documents you might need when you list your home. Organizing your files will streamline the process for you, your Realtor, and everyone involved in the process, eliminating the stress of frantic last-minute searches for critical documents that are needed throughout the process.

Here’s a handy checklist we share with clients for home sales here in the Anchorage, Eagle River and Wasilla area that work as a great starter. However, be sure to check with your local Realtor, as exact files you need can vary by state and local real estate practices.

  1. Mortgage information: A copy of your most recent mortgage statement
  2. Copy of the deed or title report
  3. Property tax information: A copy of your most recent bill or statement
  4. Well and septic location, maintenance records, and other general information
  5. As-Built Survey and any others done during the time you’ve owned the home
  6. Property disclosures required by the State of Alaska
  7. Homeowner’s insurance information
  8. Documentation and receipts for improvements made to the home. For example: new bathrooms, additions to the home, structures on the property, pools and spas, etc.
  9. Certificates of compliance with building and zoning codes for major improvements
  10. Professional inspection reports done within the past two years before listing the home. For example: pest inspections, environmental surveys, mold inspections, etc.
  11. Home repair and maintenance records
  12. Manuals and warranty information for appliances included as part of the sale.
  13. Homeowner’s Association (HOA) documentation: CC&R’s, most recent bill or statement, etc.
  14. Lease agreements if you are currently renting the property out
  15. A list of items inside the home that are included in the sale – and items that are not. This can include appliances, light fixtures, indoor or outdoor furniture, etc.
